We believe in saying things clearly before you move in, not after. Here are Areca’s house rules, deposit terms, food timings, guest policy and everything else that keeps the community safe and pleasant for everyone. Nothing in fine print — ask us before you book if anything isn’t clear.
House rules, at a glance
The essentials every resident should know.
Check-In / Out
Check-in from 11 AM, check-out by 11 AM. Deposit refund within 15 days post-inspection.
Quiet Hours
10:30 PM – 6:30 AM — keep common areas calm so everyone can rest.
Main Gate
Closes at 11 PM. Late-entry permitted with front-desk sign-in.
Visitors
Allowed in visitor lounge 10 AM – 9 PM with ID verification. No overnight guests in rooms.
No Smoking / Alcohol
Strictly no smoking, alcohol, or substances on-premises. Zero tolerance.
Meal Timings
Breakfast 7:30–10 AM, Lunch 12:30–2:30 PM, Dinner 8–10 PM.
No Loud Music
Use earphones after 9 PM. Personal speakers only at low volume.
Pets
Not permitted inside rooms or common areas.
Money matters, made simple
Security Deposit
One month’s rent, fully refundable. Returned within 15 days of checkout after room inspection.
Minimum Stay
3-month minimum on monthly plans. Short-term stays available on request at a different rate.
Notice Period
30 days written notice for moving out after completing the minimum stay.
Payment Modes
UPI, bank transfer, debit/credit card or auto-debit. Monthly invoice provided.
No Hidden Charges
Rent includes meals, WiFi, housekeeping, laundry, security, power & parking.
Late Payment
Flat ₹200 late fee after 5-day grace period. No compounding, no surprises.
